First: are you even on septic?

Northwest Harris County grew in patches. A two-story house off Fry or Barker Cypress can be on a municipal utility district with sanitary sewer. Five minutes west, a similar-looking lot on a larger tract may have a tank, a drainfield or spray heads, and a Harris County on-site sewage facility (OSSF) permit in a drawer nobody opened at closing.

Practical checks: a MUD water/sewer bill is a clue you are on sewer. No sewer line item, a lid in the yard, or an aerobic compressor humming by the fence is a clue you are not. The previous owner’s pump receipts beat both. We do not pretend to have walked every street in 77429 or 77433.

  • Occupied houses that went four-plus years without a pump because nobody asked for receipts at the last sale.

After a Gulf storm, a soggy Cypress yard is not automatic proof the tank is full. Clay holds rain. Pair wet spots in the same rectangle as the field with indoor backup symptoms before you panic. A dead aerobic compressor is a service call, not only a pump-out.
